A lake-side gate whose old operator corroded and quit
Georgetown Metal Gates is Central Texas's trusted expert in lake-side gates, specializing in ground-track sliding gates, operator retrofits, and powder-coated steel driveway leaves. We offer corrosion-resistant operators and track gates finished in a multi-stage wash, zinc-phosphate primer and electrostatic polyester powder coat, 3 to 5 mils thick.
Our crew provides drawings measured in the field for every Volente project, residential and commercial. A 3-year workmanship warranty covers each Volente install on welds, hinge alignment, gate sag and gate travel, and our record shows how we build: 11 years in business and over 1,412 projects, from a single walk gate in a stucco wall up to a 26 ft cantilever across a loading entrance.
From the first look at the grade to the final operator test, our team handles the job from start to finish. Serving Volente on the north shore of Lake Travis and neighboring Steiner Ranch and Leander, we keep the drawing honest about the slope, the street edge and the water.

What you can hold us to
Sebastian has a gate on the north shore of Lake Travis whose old operator corroded and quit. We kept his 12 ft swing leaf and fitted a new operator with a sealed housing, new limit switches and photo eyes, an estimated $1,900 to $3,000 project that typically took 4 to 8 hours on site. The gate runs again and the owners kept their original leaf.
Thea lives in the Ridgetop district, where the old leaf on her frontage had rusted out. We built a 14 ft swing leaf in steel with a powder coat and hung it on a fresh concrete pad with the finished side facing the street, an estimated $2,900 to $4,300 job that typically took 1 to 2 days. It swings true with the finished face out.
The village's single-family permit packet, dated October 2024, says a right-of-way permit is required for work in the right-of-way, and it names drives, mailboxes, site walls, fences and landscaping. The same packet asks for a topographical survey on construction on slopes over 10 percent. So a street-side gate or wall in the right-of-way needs its own permit, and we ask for the survey first.
For Thea's Ridgetop swing leaf, that meant drawing the pad against the street edge before the permit question was settled, so the gate was built once.

A 2011 council agenda quotes the site development ordinance as barring construction or land disturbing activities on natural grades with slopes of 25 percent or steeper. That text dates from 2011, so ask the village whether it still applies; a post line on steep ground may need a variance. The Lower Colorado River Authority also publishes a watershed ordinance that covers clearing, excavating, grading and dumping fill in the Lake Travis watershed, asks for notice before starting, and lists an agreement with Volente. It does not say how single-family work is treated, so grading for a gate pad is a question to ask rather than assume.
We set posts 24 to 36 inches deep in concrete, sized to the soil on the lot, and on rock and slope near the Balcones Canyonlands Preserve the soil answer changes post by post.
A published copy of the village zoning code says privacy fences facing public streets must have the finished side toward the street, and sets a one-acre minimum lot in the Ridgetop district. Ask the village whether that copy is current. For a gate, the plain result is a finished face out, which is how Thea's new swing leaf was built.

An operator added to a gate you own in Volente is generally estimated at $1,900 to $3,000, and a single-leaf swing gate with operator at $2,500 to $5,000, as with Thea's 14 ft leaf at an estimated $2,900 to $4,300. Sebastian's new operator on the north shore of Lake Travis was estimated in that first range. All figures in the table are estimates for the jobs Volente homeowners request most.
| Volente job | Est. investment | Est. time on site |
|---|---|---|
| Automated two-leaf swing entry | Est. $4,000 to $8,000 for each system | Est. 2 to 3 days |
| Operator added to a gate you own | Est. $1,900 to $3,000 for each system | Est. 4 to 8 hours |
| Single-leaf swing gate with operator | Est. $2,500 to $5,000 for each system | Est. 1 to 2 days |
| Ornamental walk-through gate | Est. $600 to $1,500 for each gate | Est. 4 to 8 hours |
| Recurring gate service plan | Est. $560 to $650 per visit | Est. 1 to 3 hours |
Sebastian's retrofit landed in the middle of its range because the housing had to be sealed against lake air, and a walk gate beside the drive is an ornamental walk-through gate at an estimated $600 to $1,500.

Most Volente owners choose gate replacement when a leaf is sound but the hardware is not, and sliding gates for long frontage. For Volente, the galvanized steel frame uses 16-gauge pickets and 14-gauge rails, with posts from 11-gauge to 3/16-inch, finished in electrostatic polyester powder coat and carried on ball-bearing barrel hinges sized to the leaf weight. Posts and hollow rails are G90 hot-dip galvanized tube so rust cannot start from the inside, which matters on a shoreline lot.

The install runs in four steps, and the crew works from a drawing that shows the slope and the street edge. First our estimator walks the frontage for a 12 ft or 14 ft swing leaf, then you approve the drawing. Third, after free Texas811 marking, we fabricate the leaf in our shop. Fourth, the crew sets the track or hangs the gate, mounts 24V DC continuous-duty operators sized to the leaf, and runs monitored photo eyes plus edge sensors on every automatic gate, plus a reverse test before we leave.
The crew that measures your frontage builds and installs the gate, so the drawing you approved is the gate on your lot. We fit gate catchers and positive travel stops on every swing and slide leaf, and a solar panel with dual-battery backup is an option where trenching power to a lake-side gate is not practical. Our Georgetown shop sits inside a 45 mile service radius of Volente, and our 1,412 finished projects include a Cedar Park cantilever and a Round Rock fence run.

We work the streets around Booth Circle and the Ridgetop district. You can see our work nearby in Steiner Ranch and Lost Creek, and the full list sits on our service area page.
Volente jobs often pair a new leaf with gate access control at the street, or a gate service contract for lake air and weather.

The village packet says work in the right-of-way, including drives, fences and site walls, needs a right-of-way permit; confirm the current form with the village.
Ask the village for the current limit before you settle on a height; we draw to the figure it confirms.
A published copy of the zoning code asks for the finished side toward the street, as with Thea's Ridgetop swing leaf; confirm with the village.
An operator retrofit is generally estimated at $1,900 to $3,000, and the written quote we hand you is the final price once we see the gate.
A new swing leaf typically takes an estimated 1 to 2 days on site for a case like Thea's, and a retrofit an estimated 4 to 8 hours.
