Isidro in Leander, off Bagdad Road, had a thin pipe builder gate that sagged within a year, so we replaced it with two heavier leaves on ball-bearing hinges with dual operators and edge sensors, an estimated $5,200 to $7,400 job on a 16 ft double leaf that took an estimated 2 to 3 days.

Delphine near the Old Town Overlay in Georgetown had a concrete drive on moving soil and a last post that had leaned, so we set deeper post footings, ball-bearing hinges and battery backup on her 14 ft double leaf, an estimated $4,600 to $6,400 in an estimated 2 to 3 days.

Replace the Gate or Keep Repairing It?

Replace when the frame is the problem and repair when the parts are the problem. The table sorts the signs we look for in Georgetown and Round Rock.

SignWhat it meansOur usual answer
Sags again after a repairFrame too light for the spanReplace with a heavier leaf
Bent or cracked weldsMetal fatigue at the cornersReplace the leaf
Rust through the bottom railWater has eaten the steelReplace the leaf
Loose hinge, sound frameWorn hardware onlyRepair, do not replace

Owners in Steiner Ranch and West Lake Hills often replace a gate to match a new fence, and that is a fair reason when the old leaf cannot be matched. Across Georgetown, Serenada and Rollingwood, the other common reason is a leaf that has been welded and re-welded until it no longer holds its shape.

Safety Sensors That Shape a Replacement Gate

A new leaf gets working safety sensors, even if the old one had none. DASMA's guidance says at least two warning signs are displayed and most installations need at least two independent entrapment protection means in each direction. Georgetown's UDC limits front yard fences to 4 ft with 50% transparency, which can change the height of a replacement at a street frontage, and a perimeter gate in Sun City Texas needs the Modifications Committee plus a city permit. Texas 811 asks for notice before any post hole. Confirm current rules with the city before you commit, whether you are in Cedar Park, Leander or Steiner Ranch. A replacement is also the right moment to add monitored photo eyes plus edge sensors on every automatic gate, because the new leaf is open to the crew and every wire can be run clean.

How We Replace a Gate

The replacement runs in this order:

  1. Measure: we record the opening, the post spacing and the old leaf weight.
  2. Remove: the old leaf comes off and the operator is kept if it is sound.
  3. Set: new posts go in 24 to 36 inches deep in concrete, sized to the soil on the lot.
  4. Hang: the new leaf is welded, painted and hung on ball-bearing barrel hinges.
  5. Test: the operator is reconnected, the sensors are tripped and the travel is checked.

In Volente and Lost Creek, where soil can shift, we reset any post that has moved before the new leaf is hung, because a heavier leaf on a leaning post fails the same way as the old one did.

Gate Replacement Cost in Georgetown

A replacement is priced by the span, the weight and the operators, so we quote after we measure. For scale, an operator retrofit is estimated at $1,800 to $3,800 for each system, and the two projects above show what a full replacement landed at.

Gate Replacement Owners Here Trust Us With

After 11 years and 1,412 projects across a 45-mile radius, we have found that a thin builder gate is replaced twice for every time a heavier one is. For that reason we size the leaf to the span; workmanship is warrantied for 3 years, including welds, hinge alignment, gate sag and gate travel.

Gate Replacement Questions

How much does gate replacement cost in Georgetown?

Isidro's 16 ft double leaf in Leander landed at an estimated $5,200 to $7,400, and the final price is the one on your written quote.

How long does a replacement take?

Delphine's Georgetown gate and Isidro's double leaf each took an estimated 2 to 3 days.

Can you keep my existing operator?

Often yes if it is sound, and across our 45-mile radius from Georgetown to Lost Creek we test it before we decide.

Should I replace or repair a sagging gate?

Repair a sound frame, and replace one that has sagged twice, as Isidro's builder gate did in Leander.

Will the new gate open by hand?

Yes, every operator has a manual release, and in Rollingwood or Sunset Valley we test it before we leave.

Do I need a permit?

A repair can still touch city fence rules in Georgetown or Cedar Park, which is why we check the address up front.
